1. Fix anything that is broken

You certainly want potential buyers to be attracted to your property at first glance and stay that way throughout the inspection process if they end up making an offer. Buyers typically shy away for homes needing big (or sometimes small) repairs. A home that’s on the market can remain on the market if potential buyers perceive the property as a future “money pit”. Therefore, anything that may cause the house to be less appealing should be addressed before we introduce any buyers to the property. Some of the obvious aspects that may repel a buyer include: outdated painting, bad flooring such as stained or torn carpet, the state of major systems such as pipes, roof and electrical connections, HVAC, and appliances.. Remember, buyers are always looking for a house that looks clean and well-taken care of.

Now that you have noticed the flaws of the property, it is time to fix them. Apart from fixing broken parts and systems, you should spruce up the property both inside and out.  Applying new paint, decluttering and landscaping are some of the ways to make a property look much more appealing. Moreover, you should consider staging the home if you’ve moved out. Staging is an important process that will increase the perceived value of the home, and can help it sell more quickly.
